Local Law 97 And Steam Heat
Experts agree that New York’s steam heating does have a future in the city post-LL97. With simple ‘no-brainer upgrades’ recommended by New York’s Urban Green Council even antique steam systems can run quietly and efficiently.

Sustainable Steam Radiators
According to NYC Retrofit Accelerator, steam systems “often lack sufficient air venting for today’s fuels and operate boilers that are more than twice the size needed to deliver cost-effective and high-quality heat.
Fortunately, with proper maintenance and a few simple upgrades, both one-pipe and two-pipe steam systems can provide efficient, reliable, and balanced heat for years to come.”
Veteran steam specialist Dan Holohan has demonstrated just how efficient steam heat can be, most recently for our friends at The General Society of Mechanics and Tradesmen on West 40th St, Midtown Manhattan. His upgrades to the Society’s 1890s two-pipe steam system included lowering the boiler pressure and introducing steam TRVs in combination with adequate master venting.
As a result, the 130-year-old seven-storey structure now consumes 43% less steam and has achieved an A-rating for building energy efficiency.
